Property description

Set on 0.24 acres with a south-facing back garden, this light and spacious family home boasts excellent links to London and Cambridge.

Stepping inside, an entrance lobby provides ample space and storage, ideal for busy families with school and sports bags or those returning from one of the many nearby countryside walks. The open-plan reception hall, with a galleried landing above, creates the perfect environment for formal dining and entertaining large gatherings.

The kitchen breakfast room features granite work surfaces and bi-fold doors leading to the rear garden, making it perfect for BBQs and alfresco dining. An adjoining utility room offers additional storage and laundry facilities. The generous sitting room is particularly noteworthy, with windows to the front and back, a beautiful brick inglenook fireplace, and a wood-burning stove. The sizeable study is ideal for home working, while being versatile enough to serve as a playroom or hobby room.

Upstairs, the five bedrooms are well served by two en-suites and a family bathroom. The principal bedroom benefits from built-in wardrobes and garden views.

Outside, the property is accessed via a gravel driveway with ample parking alongside the double garage, which includes an office or gym above. With some further modifications, this space could become a great annexe. The large back garden has been landscaped with an Indian sandstone patio, manicured lawns, and well-stocked borders. Numerous mature specimen trees provide privacy and shade, and several seating areas offer perfect spots to enjoy the peaceful garden.

Seller Insight
"The Poppies has been our cherished home for nearly two decades. We discovered this idyllic piece of land in 2004 and embarked on a self-build journey, completing our dream home in 2005. The result is a cottage-style, timber-framed residence inspired by the Potton Waresley design—a modern interpretation of the traditional Post & Beam structure, blending timeless charm with all the conveniences of contemporary living.”

“Our home has evolved with the times, with original wood windows replaced by energy-efficient PVC in 2020, and the addition of an Air Source Heat Pump in 2019, which complements the underfloor heating system. We also had solar panels installed in 2022, which are mounted on the rear of the house making full use of the south facing aspect and adds to the energy efficiency.”

“Set on a south-facing plot, our home offers a private sanctuary. The rear garden is a peaceful retreat, featuring extensive patio areas, a rose-covered pergola, and a circular patio to enjoy the morning sun. The property is perfect for entertaining, with its open-plan layout providing seamless flow between indoor and outdoor spaces.”

“Yelling is more than just a location; it’s a close-knit community of around 300 residents. The village boasts a very active church, village hall, and a privately owned barn that hosts several annual events. The social club, run as a pub, is the hub of many community activities. I have had the privilege of coordinating the pharmacy delivery service, supported by four dedicated volunteers.”

“The village offers easy access to nearby towns and cities, with St Neots just 15 minutes away, providing a direct train route to London Kings Cross/St Pancras. Cambridge, with its industrial campuses, is only 20 minutes away, and upcoming road improvements will further reduce travel times to Cambridge, Milton Keynes, and Oxford.”

“Throughout our time here, "The Poppies" has been a place of joy, comfort, and unforgettable memories. From the grand living room with its impressive Inglenook fireplace to the sun-drenched kitchen diner, our home was designed with family and entertaining in mind. The cathedral ceiling in the master bedroom and the serene garden views have provided us with daily moments of tranquillity.”

“What I will miss most are the open-plan layout’s flexibility, the generous size of the bedrooms, our wonderful neighbours, and the unique spirit of this village—a peaceful haven for those seeking refuge from the bustle of city life. Above all, I will miss the home we lovingly designed to bring our family together, creating memories that will last a lifetime.”
